Services include epoxy floor coatings, polished and stained concrete, concrete grinding and surface preparation, concrete sealing, resurfacing, pool deck coatings, and related work. The information on this Site is provided for general informational purposes. It does not constitute a binding service agreement or guarantee of availability.
Any estimate, quote, or pricing information provided on this Site or in response to an inquiry is not a binding contract. All estimates are subject to an on-site assessment of the actual project conditions. Final pricing is established in a written proposal or service agreement signed by both parties before work begins.
Prices may be adjusted if site conditions discovered during work differ materially from those assessed at the time of the estimate - for example, unexpected moisture in the slab, hidden structural issues, or existing coatings that require additional removal. Any such adjustments will be communicated and agreed upon before additional work proceeds.
Scheduling of work is subject to crew and material availability. We will make reasonable efforts to honor agreed-upon start dates. Weather, material delays, or other circumstances outside our control may require schedule adjustments. We will notify you as promptly as possible of any such changes.
If you need to cancel or reschedule a confirmed appointment, please contact us as soon as possible. Cancellations made with less than 48 hours notice may result in a rescheduling fee as specified in your service agreement. Any deposit paid to secure a project date is non-refundable unless otherwise stated in writing.
Payment terms are established in the written service agreement for each project. In general, a deposit may be required prior to the start of work, with the balance due upon satisfactory project completion. Accepted payment methods will be specified in your service agreement.
Invoices not paid within the timeframe stated in the service agreement may be subject to a late fee. If a balance remains unpaid, we reserve the right to pursue collection through lawful means, including referral to a collections agency or legal action. You agree to reimburse us for reasonable costs incurred in collecting a past-due balance.
You agree to provide accurate information when requesting services or contacting us through this Site. You are responsible for ensuring that work areas are cleared and accessible before crew arrival on the scheduled date. Failure to prepare the space may result in delays or additional fees as outlined in your service agreement.
If your property is subject to HOA rules or condominium association requirements, you are responsible for obtaining any necessary approvals before scheduling work. We are not responsible for delays or penalties resulting from lack of required approvals.
To the fullest extent permitted by applicable law, Key Biscayne Epoxy Flooring & Concrete Polishing shall not be liable for any indirect, incidental, consequential, or punitive damages arising from your use of this Site or from our services, including but not limited to lost profits, loss of data, or damage to property not directly caused by our negligence.
Our total liability to you for any claim arising from services provided shall not exceed the amount paid by you for those specific services. Nothing in these Terms limits liability for death or personal injury caused by our negligence, or for any liability that cannot be excluded under applicable law.
This Site and its contents are provided "as is" without warranties of any kind, express or implied. We do not warrant that the Site will be error-free, uninterrupted, or free of harmful components.
Any warranty on physical services performed is limited to the terms stated in your written service agreement. We do not guarantee specific results from our services. Warranty coverage may be voided by misuse, unauthorized modifications, or failure to follow care instructions provided at project completion.

These Terms and Conditions are governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law provisions. Any legal proceedings not subject to arbitration under Section 10 shall be brought exclusively in the courts of Miami-Dade County,Florida.
